Our Approach
Built on foundations of deep sector knowledge and expertise, we seek to leverage our unrivalled network to identify obsolete buildings where we can add social, environmental, and economic value.
Through a collaborative and transparent approach with our partners, we forensically analyse and manage our projects in line with broader market conditions to responsibly create social and commercial value.

The User
Korol strives to develop spaces that meets the changing needs of tomorrow’s occupier by pushing boundaries, challenging the status quo, and always asking ‘why not?’. We aspire to design and deliver spaces that above all else, offer opportunities to connect, create and collaborate. We recognise that to truly provide an enriching workplace, the cultural and social shifts being led by a new workforce must be recognised and carefully curated into our buildings.
The Building
Every building has its own unique past which we aspire to celebrate through considered design and attention to detail that carefully intertwines a fascinating history with an exciting future. Reinventing as much of the existing building as possible not only yields desirable workplaces but does so in a sustainable and respectful manner. We focus on the inherent fundamentals; natural light, generous volumes and rich materiality that can be complimented with modern specification and future proofed technology to create contemporary and green workplaces.
The Community
We’re proud of the buildings we develop, the businesses that flourish in these spaces and the long-lasting impacts made to the local street-scene. Korol strives to build partnerships with local businesses and enterprises to harbour collaboration during development which can then act as a platform for longer term sustainable outcomes for the local community. Our buildings have a ripple effect; stimulating the users that occupy them as well as creating a sense of pride and inspiration for the community that surround them. Separately, Korol is also proud to support a variety of charitable organisations including Rays of Sunshine, Charlie Waller foundation and Tom’s Farm.
The Planet
Korol constantly seeks to fine tune the methodology and process necessary to develop our spaces in a genuinely sustainable manner. We work closely with our industry partners to explore new ways of designing and delivering buildings that not only seek to minimise harm to our planet but promote long lasting changes and healthy habits that in fact have a net positive impact. Re-use of materials, energy generation, sustainable modes of transport, natural ventilation and rainwater harvesting are some of the initiatives we work towards in our projects.
